Nothing on this website is worth as much as an hour standing on the plot.

Come at the right time

A site visit at eleven on a Tuesday morning tells you almost nothing. The two visits worth making are:

  • A weekday evening, between seven and nine. This is when you learn what the road is really like, which matters most if you are considering the ground floor.
  • A weekday morning at rush hour, arriving under your own steam from wherever you would actually be commuting from. See why we will not quote you a drive time.

If you can only make one, make it the evening one.

What to look at while you are there

  1. What is on either side and opposite. Your neighbours affect daily life more than anything in a brochure.
  2. The approach from the road. How you turn in, whether it involves a U-turn, and how that feels at speed.
  3. Stand on each floor if you can. The difference between the three is not something a page can convey. Two flights of stairs feels different when you climb them carrying something.
  4. Look at the roof. If you are considering the second floor, this is what you are paying the premium for. Judge it yourself.
  5. Ask the neighbours about water and power. Not us. Knock on a door on the same street and ask what June is like.

Going without us

Entirely reasonable, and we will not make it awkward. Ask for the location and go on your own, at your own time, and talk to whoever you like. You will get a more honest impression than any accompanied visit can give you, and we would rather you had it.

Bring someone who knows building work if you can. A second opinion from someone with no stake is worth more than anything we tell you.

We will do a live video call from the site whenever you want one, with whoever you want on the call. Live, not a recording — ask whoever is holding the camera to turn around and walk to the road. See buying from abroad.
