What is not in the price
- Government duties and registration charges payable on transfer, which go to the government and not to us.
- Utility connection and security deposits charged by the utilities.
- Anything you choose to add inside your own floor — fittings, finishes, roof insulation on the second floor.
There is no monthly maintenance charge, no society fee and no development charge. If you are quoted one by anyone, ask them to show you where on this page it appears.
Is the price negotiable?
Sometimes, and it will be recorded on your contract as a negotiated price rather than handled off the books. What we will not do is publish one price and quietly run a different one, or move the number because you seem willing to pay more.
Premiums exist on specific units — a corner townhouse, a better aspect — and where one applies it is added to the published floor price and shown as its own line. It is never folded silently into the headline.
